It is not often that you find a perfectly maintained country house that has been in the same family for over 400 years, but this is one of the rare examples. Present-day owner Paolo is the latest in a very long line of Zuccaris who have made their home here, lovingly adding on, renovating, restoring and embellishing the elegant pink mansion and tending the ancient trees and lush flowers throughout the 10-acre private park. You will look long and hard before you find any detail that has been overlooked, or any corner that has been neglected. As you stroll along the gravel paths beneath the magnolia trees, or read a book beside the fireplace, you can almost picture Paolo’s ancestors enjoying the same pastimes here for centuries.

Located on a panoramic hillside about 4 km from the lovely old town of Montefalco, the property enjoys many of the same views that have earned this town the nickname “Balcony of Umbria.” The large airy superior guestrooms also afford memorable views across the valleys to the hills that stretch the length of the region from Assisi and Gubbio to Todi and Spoleto. All the rooms have terracotta or carpeted floors, high ceilings, soothing pastel color schemes, classic country furniture, big wardrobes with shelves, a full-length mirror, air conditioning, direct-dial telephone, desk, satellite TV, and private bathroom with hair dryer. Superior Rooms are larger, and many have a private balcony; Deluxe Rooms, Junior Suites and Suites have a patio, garden or balcony, as well as a bathroom with separate stall shower and bathtub (some are whirlpool). Suites have a living room and a separate bedroom; some Junior Suites and Suites also have a sleep loft; all Suites and Junior Suites have a double sleep sofa (cannot be separated for singles). The very special Tower Room (20 steps up from the elevator) has a triangular whirlpool tub in the bedroom, a bathroom with double stall shower, and a big balcony with views of Montefalco. Any room in the house can have a third bed; fourth beds can also be added in Classic and Superior rooms; and there are 8 connecting rooms (Classic, Superior and Deluxe) for families. Non-smoking rooms and room service are available.

On the ground floor, you will find a delightful reading room with fireplace and wireless Internet access, as well as many places to sit outside in the garden. A large swimming pool awaits for a relaxing dip after your day trips to Assisi, Perugia, Gubbio, Spoleto, Todi, Orvieto or the ceramics shops of Deruta; or you can rent a bike and just tour the countryside the slow way. In the evening, be sure to dine at least once at the villa’s non-smoking restaurant, where local specialties are served in a quiet, elegant setting.
